Brand-new Hengelo City Hall

For the brand-new Municipality of Hengelo, UZIN UTZ Nederland was able to make a wonderful contribution to the floor finishes with various brands. Including UZIN for e.g. the carpet tiles.

New town hall and renovated town hall in Hengelo are ready for a sustainable future

After a construction period of more than 2 years, the municipality of Hengelo has recently inaugurated its new town hall and fully renovated town hall. The new municipal office is situated between the current town hall and the Deldenerstraat and comprises approximately 8,000 m² of office space, 900 m² of public space and a parking basement of approx. 2,200 m². To meet the municipality's high sustainability ambition, the building has been insulated with flax wool and fitted with triple glazing and LED lighting. On the roof, which is largely a sedum roof, 260 solar panels have been installed. In addition, sustainable and ecologically sound finishing materials have been used everywhere. This also applies to the cast floors, carpet tiles, marmoleum floor finishes and tiling. The work and product deliveries were carried out as far as possible by regional parties. These include UZIN UTZ Nederland, which supplies an extensive package of sustainable, innovative and easy to process products and systems for levelling, gluing and finishing various types of subfloors with the brands Uzin, Wolff, Pallmann, Arturo and Codex.

Commissioned by the Hengelo City Hall building consortium (Trebbe Bouw en Van Wijnen), Qlick Technofloor from Hengelo provided the ground floor, pantry, lift cores, public stairs, the stairwell, part of the first floor and the passerelle (connecting bridge) to the monumental town hall with polyurethane cast floors. In addition, the specialist in synthetic floors, cast floors and floor renovation applied a coating system in the parking garage of the new municipal office. "Initially, a different cast floor was prescribed, but we made a proposal for an alternative and comparable system from Arturo Unique Flooring based on 85% natural raw materials," says Daniël Verheij, director/owner at Qlick Technofloor. "The Arturo PU2060 Cast Floor has an Environmental Product Declaration (EPD) and is AgBB certified. This means that the product complies with strict emission standards. Producer and supplier of Arturo products UZIN UTZ Nederland is also located in Haaksbergen, just 12 kilometres from the city office. A few years ago, UZIN UTZ Nederland used the concrete debris and residual materials released during the renovation of the town hall for the foundation of its new, green factory. These factors, among others, convinced architect EGM and the municipality of Hengelo".

Implementation in phases

"In close cooperation with Arturo Key Account Manager Jeroen Strecker, we have selected the right products for this project", says Verheij. Subsequently, all casting floors were installed (in phases) in 4 weeks. "First of all, we sanded the existing anhydrite diamond screeds. Where necessary, minor repairs were carried out, after which we applied an epoxy primer and an epoxy scraper. Next, we poured the PU2060 screed, with a non-yellowing, colourfast PU3320 sealing layer and a transparent PU7975 topcoat. What is special is that the public stairs were also included in this. In the car park, the concrete floor was partly diamond sanded and partly ball-blasted, after which Qlick Technofloor provided the floor surface with a two-layer and vapour-permeable Arturo EP3600 floor coating. All cast floors, topcoats and coatings are in RAL 7042 (traffic grey).

Choice of carpet types and colours

From the first floor to the top, the city office is equipped with carpet tiles. Marmoleum has been used in a few places, such as in the coffee corners. Both the carpet tiles and the marmoleum floor finish have been provided by Abeln Stoffering from Almelo, who supervised the project from the advice process up to and including delivery and assembly. "We applied a total of 16 types of carpet tiles in different colours, with which we made various pattern surfaces," says branch manager Ricardo Sjardijn. "For example in the open-plan offices. For example, we applied 3,335 m² Interface Paver (4 colours), 571 m² Interface Moss (5 colours), 133 m² Interface Sett in Stone (2 colours), 305 m² Interface Kerbstone (3 colours) and 101 m² Interface Urban Retreat (1 colour), as well as 71 m² Interface World Woven carpet boards (1 colour). In addition, we have implemented Interface Paver carpet tiles from the first floor onwards. In total it concerns 156 steps with an average width of 4 meters".

Abeln Stoffering has used the UZIN U 1000 film for the anti-slip fixing of the carpet tiles. "The UZIN PE 360 dispersion primer was chosen as the primer", says Sjardijn. "For the levelling of the floors we used the self-levelling UZIN NC 160". The solvent-free UZIN LE 41 was chosen for bonding the marmoleum. "In addition, we used the UZIN KE 2000 adhesive for the cleaning mats and UZIN NC 888 for lubricating the stair treads".

Combination of authentic and new floor finishes

In addition to the new building, Abeln Stoffering was also involved in the floor finishing of the 11,700 m² town hall. The monumental building from 1963 has been given a new, functional layout, in which the existing furnishings have been retained and reinforced as much as possible. "Commissioned by Koopmans Bouwgroep and Bouwbedrijf Hoffman, we installed around 2,500 m² of DESSO AirMaster® carpet tiles in the colour 9031, as well as some 700 m² of marmoleum," says Sjardijn. "The carpet tiles were mainly used in the office spaces, while the marmoleum was applied in the lift halls, corridors and storage areas. In the central areas, the authentic floor finish has been retained wherever possible.

For the application of the new floor finishes we used the UZIN PE 360 primer, UZIN NC 110 levelling compound, UZIN NC 182 filling and smoothing compound, UZIN U 2100 dispersion anti-slip and UZIN LE 41 synthetic resin dispersion adhesive, as well as the UZIN KE 2000S for the cleaning mats. All products have been selected in close consultation with manufacturer and supplier UZIN UTZ Nederland".

In her projects Abeln Stoffering works exclusively with Uzin adhesives and smoothing. A conscious choice, according to Sjardijn. "As an organization we put a lot of effort in process and product development. UZIN UTZ Nederland is an ideal partner in this. The manufacturer and supplier is a frontrunner when it comes to sustainability, limiting CO₂ emissions and reusing materials, in which we also invest heavily. Project advice and project management are of a very high level. Moreover, by working with a single supplier, we are able to keep our stocks limited".

High quality wall and floor tiles

The wet rooms and kitchen of the monumental town hall have been provided with high quality wall and floor tiles by Tegelzettersbedrijf Borckink BV. The tiles were chosen from manufacturer MOSA, which was the first company in the world to be Cradle to Cradle Silver certified for almost its entire collection. "In the wet areas, we applied Mosa Blend and Mosa Fuse wall tiles of 15x30 cm, in combination with Mosa Terra Greys floor tiles of 30x30 cm," says Raymond Leusink, manager of Tegelzettersbedrijf Borckink BV. "Tiles in various shades of grey have been chosen to ensure a luxurious appearance. In the kitchen we chose the series Scenes floor tiles from MOSA, mixed glued to the wall, in a size of 15x 15 cm and in the colours 6120, 6121, 6122 and 6123". The tiling company from Enter also took care of the adjoining of the existing natural stone floor. Only durable and ecologically sound products were used for the bonding and grouting of the tiles. "Initially, ICA Green Building KeraKoll adhesive and grouting products were prescribed," says Leusink. "Instead, we proposed a local and certified alternative; Codex (a brand of UZIN UTZ Netherlands) on which a UZIN UTZ Garant System is also issued. For the bonding and grouting of the wall tiles, we opted for the Codex Power DX 200 paste adhesive in combination with the Codex Color Xtra (silver grey) colour grout. For the floors we used the powder glue Codex Power CX3 and the fast and hydraulic curing jointing mortar Codex X-Tec. In the kitchen epoxy joint Codex X-Fusion has been used. In the new city office white Mosa Blend wall tiles of 15x30 cm and black Mosa Terra Maestricht floor tiles of 30x30 cm have been applied. Here we used the Codex Power DX 200 paste glue and Codex Color Xtra (anthracite) colour joint mortar for the wall tiles and Codex power CX3 flexible thin-bed mortar and Codex X-Tec (anthracite) for the floor tiles".

"In our projects we are increasingly working with Codex products," Leusink emphasizes. "Not only because of the excellent price-quality ratio, but also because of the excellent processability of the products. Based on the tile choices and substrates, producer and supplier UZIN UTZ Nederland selected the right adhesives and grouting mortars for this project and explained the processing, on the basis of which we successfully carried out this project".
